Your custom home journey begins with an in-person appointment at our expansive Design Center, where inspiration meets expertise. During this visit, you’ll explore a wide range of standard features, materials, finishes, and design options—all under one roof.

This hands-on experience allows you to see, touch, and compare options, helping you feel confident and informed from day one.
Step 2: Floor Plan & Exterior Design Consultation
Refine your vision by selecting the right layout and architectural style for your lifestyle.
Next, we work closely with you to discuss floor plans, home layouts, and exterior elevations. Whether you start with one of our proven designs or want to customize a plan, we focus on how you live—not just how the home looks.
During this step, we help you:
Identify must-have spaces and features
Customize room flow, square footage, and functionality
Select exterior styles that fit your taste and neighborhood
Balance design preferences with budget considerations
By the end of this phase, you’ll have a clear direction for your custom home’s layout and curb appeal.
Step 3: Custom Plan Development & Budget Alignment
Refine an existing plan—or design your custom home from the ground up.
In this phase, we tailor your home to fit your vision, lifestyle, and priorities. You may choose to customize one of our proven floor plans and exterior designs or work with our team to create a fully custom design from scratch.
At the same time, we have an open and transparent discussion about your budget and base price to ensure expectations are aligned from the start.
During this step, we focus on:
Personalizing layouts, room sizes, and structural elements
Optional 3D renderings available
Optional Walk Your Plans
Refining exterior styles and architectural details
Understanding your budget goals and comfort level
Establishing a realistic base price for your custom home

Step 4: Options, Upgrades & Custom Feature Review

Once the core design is established, we review available options, upgrades, and custom features in detail. Our goal is to help you make informed decisions—understanding both the cost and long-term value of each choice.
We’ll walk you through:
Interior and exterior upgrade options
Custom features and specialty requests
Cost implications and prioritization strategies
Ways to maximize value without sacrificing quality
By clearly outlining costs upfront, we help you confidently select features that enhance your home while staying within your budget.
Step 5: Final Pricing Review
Receive the complete, detailed price for your custom home.
Once your design, selections, and options are finalized, we prepare the full and accurate price for your new custom home. This includes all approved features, upgrades, and specifications—so there are no surprises later in the process.
At this stage, you’ll have:
A clear understanding of total project cost
Full transparency into what is included
Confidence to move forward with financing or payment planning
Step 6: Contract & Financing Coordination
Move to contract and finalize your construction financing plan.
With pricing approved, we proceed to contract and coordinate the next steps based on your financing needs. If you are obtaining a construction loan, we work with your lender—or can connect you with a trusted lending partner experienced in construction-to-permanent loans.
This step includes:
Contract execution for lender approval
Assistance with construction-to-mortgage loan setup
A simple, clearly defined 6-draw payment process for self-pay clients
Our goal is to make the financial side of building as smooth and stress-free as possible.
Step 7: Permits & Pre-Construction Preparation
We handle the paperwork so construction can begin with confidence.
After lender approval (or contract completion for self-pay), our team takes care of securing all required permits and approvals. This includes coordination with city, state, and HOA authorities as needed.
We manage:
Building permits and inspections
Local, state, and HOA requirements
Pre-construction documentation and approvals
Once permits are in place, your home is officially ready to break ground.
Step 8: Interior Design & Finish Selection Support
Bring your interior vision to life with professional design guidance.
You’ll meet with our in-house designer to refine your interior style and selections. Using inspiration tools like Pinterest and Houzz boards, we help translate your ideas into cohesive, practical design choices that work beautifully in your new home.
This collaborative session helps you:
Visualize your home’s interior as a whole
Coordinate colors, finishes, and materials
Balance style, function, and long-term value
Step 9: Project Manager Introduction & Construction Timeline
Meet your dedicated Project Manager and review your build schedule.
Before construction begins, you’ll meet with your Project Manager—your main point of contact throughout the build. Together, you’ll review the construction timeline and electronic schedule for your new home.
During this meeting, we cover:
Key construction milestones
Project timelines and expectations
Communication methods and updates
This ensures everyone is aligned before work begins on site.
Step 10: Ongoing Construction Updates & On-Site Meetings
Stay informed and involved as your home comes to life.
Throughout construction, we schedule regular meetings at your new home to review progress, answer questions, and address any concerns. These check-ins keep you informed and confident every step of the way.
