If your property has an existing home, we can discuss a teardown and rebuild during the site visit. Lot dimensions, terrain, setbacks, access, and outdoor living plans all help guide the design.

Your Build-on-Your-Lot Process

1. Start With a Phone Consultation

Tell us about your property, budget, timing, and the kind of home you have in mind. We’ll discuss layouts ranging from ranch homes to two-story designs, including first-floor primary bedrooms and in-law suites. Multigenerational options may include separate kitchenettes, dining areas, and family rooms, subject to your property’s requirements.

2. Meet Us at Your Property

We’ll visit your lot to discuss placement of the home, driveway, patios, and walkways. If a teardown is part of the project, we’ll review the existing home and discuss the next steps.

3. Explore Plans & Pricing at Our Design Center

During an initial design center meeting, typically one to two hours, we’ll explore home styles, floor plans, base pricing, and options. Our showroom brings cabinetry, flooring, plumbing fixtures, lighting, and furniture together so you can compare choices in one place. Model home tours are also available when helpful.

We’ll discuss the proposed home price and clarify the selections, site work, and other details that need to be established for your project.

4. Review Your Construction Contract

Your detailed contract explains the project scope and payment schedule. If you’re using a construction loan, it provides information for your lender’s review. For customers paying directly, payments are organized around the construction phases outlined in the contract.

5. Move Through Permitting

Perrino coordinates the required permits and approvals for your project so the plans can move toward construction.

6. Finalize Your Interior & Exterior Selections

Meet with our in-house designers to choose the finishes and details that bring your home together. From cabinetry and flooring to lighting and exterior materials, our design center makes it easier to see how your selections work together. Design assistance is included at no additional cost; selected materials and upgrades are priced as part of your home.

7. Meet Your Project Manager

Before construction, meet your assigned project manager and review what to expect. An online schedule and progress photos help you follow the build whether you’re nearby or out of town.

8. Take Part in Construction Walkthroughs

At key stages, you’ll meet with the team to review your home. An electrical walkthrough confirms light and outlet locations. A trim walkthrough reviews details such as stair parts, door hardware, casings, and baseboards. Near completion, a punch-list review identifies remaining items, followed by a final walkthrough covering your home’s systems and your questions.

9. Stay Connected After Move-In

We’ll explain the applicable structural and manufacturer warranty coverage and provide the written terms for your home. A one-year follow-up gives you an opportunity to review settling-related concerns and discuss any applicable touch-ups or drywall repairs.
